OIL OR PROPANE HEAT?

Fuel oil can generate approximately 130,000 BTU's while propane is approximately 95,000 BTU's. However, most oil boilers average about 85% efficiency at best while the gas boilers can produce an efficiency of 95% or more.

Using this data come up with the cost per BTU for both types of fuel. Find out what the cost per gallon is for oil and propane in your area and based on the assumptions above you can better determine the best cost for your dollar.

FUEL OIL: 130,000 BTU * 85% / $2.69 = 41,078 BTU's per dollar (Example cost)
PROPANE: 95,000 BTU * 95% / $1.93 = 46,762 BTU's per dollar (Example cost)

SHOULD I FINISH MY BASEMENT, ATTIC OR BUILDING ADDTION?

Realtor Magazine’s December 2006 Remodeling Cost vs. Value Report reflects a family room addition costing $78,689, with 71.2% cost recouped at resale; an attic conversion costs $47,494, with 72.7% recouped; a basement conversion costs $60,879, with 73.6% recouped at resale. Depending on the footprint of your home, you usually gain the most useable space by finishing your basement, and at the highest percentage of recouping the money you’ve spent to finish it.

TIP ON CONSTRUCTION LOAN FOR LOG HOMES

We used our local bank to finance our home. During our process we found out that the bank would not send a check to the log home manufacturer until it was delivered. Of course the log home manufacturer would not start shipment until they received the check. This was a problem. Make sure you ask the right questions about your log home construction loan. It will save you time, headaches and money.

GETTING STARTED.

"I don't even know how to get started!"

Making that choice to get started begins with knowing what you can afford to build. Here are other points you should consider that will help you determine what you should build.
(1) Does the area where you would like to build have any restrictions as to the size and type of building permitted. (Work with a REALTOR who can answer this issue)
(2) Is the land conducive to the type of home you would like to build. Such as, do you want a walkout basement? ( Talk to a contractor in your area or give us a call)
(3) Will the Log Home you want to build appraise for the amount you are looking to borrow? (The best way is to seek out the advise of a REALTOR who could provide you a Cost Market Analysis (CMA)
